Mansfield’s Housing Stock and What Each Type Lets In

Mansfield District Council divides the town into wards that line up closely with how the housing was built — and each building era brings its own pest pattern. The pattern is consistent: older brick and shared walls let pests travel between properties, while estates near open land bring pests in from the fields instead.

These wards hold the bulk of Mansfield’s Victorian terraced housing, built before damp courses and cavity walls were standard. Shared walls mean a cockroach or bed bug problem rarely stays in one house. It moves through party walls into the neighbouring property within weeks, which is why we always offer to check adjoining properties on a terrace, not just the address that called. Old clay drainage under these rows is also a well-known route for rats moving between back yards, and the original sash windows common to this housing let ants in through warped frames every summer.

Bull Farm, Pleasley Hill and Abbott: Ex-Colliery Rows

Streets built for mining families around the old pit sites near Pleasley have brick construction with mortar joints that have opened up over a century of settling. These gaps are wide enough for queen wasps to find their way into wall cavities every spring, and for mice to move freely between roof spaces along a continuous row of houses. We see more wasp nest removals in these streets than almost anywhere else in Mansfield, concentrated in the warmer months from May through August.

Forest Town, Oak Tree and Ling Forest — Estates Bordering Sherwood Forest

These wards sit directly against reclaimed colliery land, open fields and the western edge of Sherwood Forest. Field mice and rats push toward these properties from the surrounding green space from autumn onward, particularly where garden sheds, compost bins and log stores sit close to the back fence. Rodent calls in this part of Mansfield rise sharply as soon as the weather turns each year, well before residents in the town centre notice any activity at all.

Berry Hill, Ladybrook and Grange Farm — Larger Gardens, Higher Vegetation Pest Activity

King’s Walk, Berry Hill and Oakham has more private garden space than anywhere else in Mansfield, with Grange Farm and Ladybrook close behind.
